Why You Should Stage Your Home

If you’re in the market to sell your home, you’re likely wondering if there’s any way to increase the perceived value of your property without having to spend large amounts on renovations or upgrades.

Staging your home is a sure way to increase potential buyer interest while decreasing any resistance to the selling price listed, and here’s why:

The Benefits of Staging a Home for Sale

Staging creates a competitive edge: If you want your house to stand out amongst other listings in your price range and area, staging a house will increase the visual impact and online click-through rate.

Staging inspires the use of floor plans: Giving potential buyers an idea of how to fill a home and make use of the floor plans removes the need for the prospective buyer to imagine this themselves.

Staging can prevent a reduction in the selling price: If your house has been on the market for a while, staging is a great alternative to reducing the listed selling price.

Staging can speed up the selling process: A recent study revealed that staging a home can result in a property being sold “50% faster than unstaged homes”.

How to Stage Your Home

While there are professional stagers offering services to home sellers, you can easily take on this task yourself. Here are some ways to stage your home for sale:

  • Make the house warm and inviting by adding decor items, new scatter cushions, wall art, and a fresh vase of flowers to the space.
  • Declutter the home and remove visible junk. Staging doesn’t mean you have to fill the entire house as if someone is living there. Minimal items that provide a clean appearance are best.
  • Clean up the garden and any other storage spaces.
  • Let as much light into the house as possible. Houses with good light and airflow tend to sell faster.
  • Do a smell check before any potential buyers enter the house. It’s easy to get used to the smell of your house, but it may not smell the same to others, especially if you have pets.

Is Staging Only for the House?

Staging is a term used for a general visual appeal to the property on sale. If you have a free-standing home, staging would also include the outside areas such as a carport, garden, courtyard, or alleys.

Outside staging is often referred to as “curb appeal” as it can be seen most times from street view.

Is Staging Worth It?

Staging is a great way to compete with other listings online, sell your home faster, and secure your selling price without having to negotiate with potential buyers. It’s also much more cost-effective than trying to increase property valuation by major construction works and renovations.

Remember, potential buyers are always looking for more than just a house to live in. They’re looking for a place to call home that will improve their lifestyle and help them realise their goals and dreams for the future. Let your listed house be an advertisement for that!
